An existing concrete-and-masonry warehouse was adapted into a combined workshop and office that retains its industrial character while introducing a green roof and deck, a shipping-container conference room cantilevered from the former loading dock, a board-formed concrete entry, and an open conference room with clerestory glazing. A central cantilevered stair uses steel-plate railings as stringers and glass treads to transmit a new skylight. The structural retrofit establishes clear, robust load paths: roof joists reinforced with double-channel beams hung from new perimeter beams, additional double-channel columns to shorten tapered glulam spans, roof ties at heavy wall heads, new interior shear walls, collectors and perimeter footings, and a moment frame inserted at one open bay, with detailing prioritized for offsite fabrication and straightforward site assembly.
